Thames Gateway Park Phases 3 & 4, Dagenham






Thames Gateway Park is East London’s Premier Industrial/Distribution Park. It is situated in Dagenham Dock off the Goresbrook Interchange of the A13(T) just 8 miles west of M25 junctions 30/31 and 12 miles east of the City of London. The A406 North Circular Road is 4 miles to the west and London City Airport is 7 miles to the west. Dagenham Dock railway station adjoins the site.

Phases 1 & 2 provide 403,284ft² (37,465m²) of Grade A industrial/warehouse accommodation arranged over nine units including the Hovis East London RDC of 152,476ft² (14,165m²). Other occupiers include K+N Drinks Logistics, Monolith UK, Bishops Move, Bunzl, Gondrand UK, SPX Corporation and Loomis UK.

Phases 3 & 4 are consented to provide a further 348,000ft² (32,333m²) arranged over eight further units, one of which is to be sub-divided into five smaller units to suit SMEs. Construction on Phase 3 commenced in June 2014 and is due to be completed in the spring of 2015. Phase 3 will provide units from as little as 9,600ft² (892m²) up to 68,000ft² (6,317m²).

Phase 4 comprises approximately 7.01 acres of development land and, although consented for three further industrial/warehouse units totalling 154,000ft² (14,307m²), it could be adapted to provide a single distribution warehouse to an occupier’s specific requirements of up to 160,000ft² (14,865m²).
