The estate is highly visible from the A13(T) and is situated only 2 miles east of the A13(T)/A406 North Circular Road interchange and only 9 miles west of M25 Junction 30. City Airport, Canary Wharf and the City of London are about 6, 7 and 10 miles to the west respectively.

70% of the estate, or 5 out of 7 units, were pre-let prior to practical completion of the construction contract with record rents achieved at the time of £8.53/ft² compared with the previous highest market rate of £6.80/ft². The original tenants were Wolsey Centres, the Big Yellow Self Storage Company, Satellite Graphics, Bene Inventiv PLC, BKM (Europe), Initial City Link and London Cash & Carry. The £13.7m freehold investment was retained by Standard Life who forward funded the development for Ravenbourne.
