Kemsley Park




The town of Sittingbourne is situated in North Kent on the River Swale approximately 46 miles south east of London. Kemsley Fields Business Park is located just to the north west of Sittingbourne close to the A249 dual carriageway which links the Port of Sheerness, 7 miles to the north, with the M2 (J5) and the M20 (J7), four and eight miles to the south respectively. It is a strategic location about halfway between the Channel Ports and the M25 with unrivalled access to the Port of Sheerness. The park includes a 920,000ft² Morrisons RDC, the UK HQ and one of the manufacturing facilities of international dry wall company Knauf and the Kemsley Paper Mill operated by D S Smith plc.

The site forms part of Kemsley Fields Business Park and is divided into three areas. The largest comprises 9.21 acres of land consented for 180,057ft² (16,728m²) of B1/B2/B8 industrial/warehouse use. 6.37 acres has been sold to the Firmin transport group and developed as their central depot leaving 2.84 acres of serviced land available for sale or for development on a build-to-suit (D&B) basis to provide a bespoke facility. Ravenbourne have developed an OYO Business Unit estate on 1.88 acres at the southern end of the site fronting Swale Way the road, known as the Northern Relief Road, which links A249 with the centre of Sittingbourne. The third and final area of the site comprises 2.22 acres of land currently consented to provide a further 14,795ft² (1,374m²) of OYO style business units together with a convenience store of 5,360ft² (498m²) and further roadside uses.
